A Property Condition Assessment<\/b> Program is an essential tool that includes systematic bi-annual or quarterly inspections by a Licensed Professional Engineer. The Program offers a standardized, documented inspection process that provides accurate, consistent, and repeatable results and identifies and prioritizes current and anticipated maintenance and repair deficiencies that will enable the Client to take timely, cost-effective corrective actions, as well as have accurate and supportable information when budgeting and justifying annual capital expenditures. The property inspection includes a top to bottom evaluation of the building and its systems, including: structure and foundation (limited to visible & accessible areas); HVAC (heating, ventilation & air conditioning systems); building mechanical systems, plumbing and electrical systems; pool and spa systems; roofing systems; ventilation systems; fire protection systems (limited to visible piping); security systems; Landscape components (walkways, driveways, retaining walls, sprinklers, etc.; excluding plants and foliage).<\/p>\n
